When do I need an appraisal?         Why do I need an appraisal?

1. Purchase & Refinance. When you purchase or refinance your home Mortgage Brokers and Banks will need an appraisal from a Certified Residential Appraiser.

2.Home Improvement. Not sure if that extra room, extra garage bay, or finishing the basement will add value to the home. With research of comparable sales in your neighborhood it can be determined if there is any value to that project. BEFORE you spend the money.

3. For Sale by Owner. Some people may prefer to try and sell their home by owner. An appraisal can guide you in the direction of the asking price. It will also show you the range of sales prices of similar homes in your neighborhood.

4.Investment. Considering purchasing a rental property. You can make sure that the value is there, and make the right investment.

5.  Taxes Assessment. Sometimes, as a property owner, you get an unwanted surprise in the mail telling you your taxes are going up, and sometimes it may seem as though your assessment is too high. When disputing this with your local county, you will need an independent appraisal from a Certified Appraiser.

6. Divorce & Estates.  Attorneys and Accountants rely on appraisals when calculating real property values for estates, divorces, or other disputes.

7. Date of Death & Retrospective Appraisal. When an appraisal is needed in these difficult times, it is often for value on a specific date. This date or the "date of death" may be back a few weeks, months, or even years.
